[Seattle Go Center] Statement on Property Development

Dear Members,

We would like to share this report from the Board of Directors with people who missed the Annual Meeting.

Folks,

For a variety of reasons is it prudent for us to take a long term view of managing the Seattle Go Center.  Due to rising property values and therefore rising taxes, along with an aging building, and the hassle of keeping the downstairs retail space rented out, we are investigating how to best ensure we have a Go Center here for a very long time.  Specifically, we are looking at redeveloping this site into a high or medium rise building for mixed use (retail and residential).  With consent of the Nihon Ki-in, which owns our building and property, and our Board of Directors, we are reviewing ideas and talking to developers.  We have a Property Development Committee that reports to the Board of Directors.

This is a long process, with no deadlines, and no concrete plans yet.  Even if a plan were decided in the next six months, nothing would likely happen for another two years beyond that.  Projects like this can take almost two years to plan even if you know exactly what you want to build.

We are only considering plans at the moment that would keep us up and running continuously.  If we get to a point where contracts are signed, we will keep the membership informed on plans, time lines, and impact to our daily operations.

We don't want today to go into deep details of all our learning, but we wanted people to know we need to do something eventually, hence the long lead investigations and planning.

Regards,

Brian
